Building Construction Projects

Building Construction Projects

What is a Project definition?

Quite simply, your project definition tell you what a project is and what it is not. There are 3 fundamental components to project definition.

The first is the :

  • Goal - This answers the question what do we want?
  • Objectives - This answers the question how do we want it?
  • Scope - Which answers the question how much do we want?

A good project definition will answer the question what is in scope but also will answer the question what is out of Scope. In building construction projects, there are 4 important stages from which the construction will start to end. These are

  • Initial Stage.
  • Tendering and Contracting Stage.
  • Execution stage.
  • Post Construction Stage.

Now let's understand there stages in detail. So to begin with, first we have:

Initial Stage

Concept and feasibility studies

It is use to determine the viability of an idea. Whatever the idea we have taken, we just see that weather it is viable or not. Such as insuring a project which is legally and technically feasible.

Formation of project strategy

Project strategy is a plan of action designed to achieve a long term or over all aim. So we can say it is a part of project planning.

Finalization of Scope of Work , Specifications, Preliminary Engineering and Design.
Finalization of Contract Documents (GCC, SCG, BOQ) and Preliminary Estimate.

Tendering and Contracting Stage

Floating of Tender

After completion of tendering or after completion of Tender documents, we got the tender to the venders.

Evaluation of Tender

First of all evaluation of tender is done by the contractor. He will evaluate the tender and fill the tender.

Submission of Tender.

After filling the tender form, he will submit the tender to the Clint.

Technical and Commercial Negotiation Meeting.

After getting the tender documents, the Clint will evaluate it and then they call the technical and commercial negotiation meeting.

Finalization and Award of the Contract.

Execution Stage

Generally, people who are involve in a execution stage, takes time to complete this stage which is depending on the type of project they have undertaken. The project can take 2 to 4 years to complete it.

Preparation of Execution Plan

First of all, the planning engineers will prepare a execution plan, schedule plan and all these things.

Mobilization Stage

This stage means the contractor mobilises machineries , staffs, materials etc.

Construction Stage

In this stage the construction will get started. This is the main stage of the project.

Finishing and Servicing Stage (Electrical, Firefighting, Plumbing HVAC etc)

This is the important part of construction of building. Without this stage the building is incomplete.

Post Construction Stage

Handing Over Stage

After construction the project , the project is handed over to the Clint or the customer direct.

Defect Liability Period

In this period, the contractor do the rectification of the project.

Operation or Utilization Stage

Sometimes thus stage comes before handing over stage and defect liability stage. This happens because due to late handing the project and other changes, the defect liability period gets start.
